How are FlexReady Homes different?
What is so different about a FlexReady home?
With FlexReady Homes you can move into a single-family home at a lower entry point because you are only buying the home you need now…and you can easily expand in the future because all the foundation/connections/plansets are in place. You can get into the market now and start building equity. The FlexReady team stays with you from the initial purchase through the final expansion.
Why is a FlexReady home so affordable?
FlexReady designs homes that meet a homebuyers’ initial needs and then integrates everything you need for seamless and hassle-free expansions. In most cases, you start with a 3 bedroom 2 bath home and you can expand when you are ready to up to 6 bedrooms and 4 baths depending on the model.
Who builds a FlexReady Home?
The FlexReady team works with all quality builders to ensure that the FlexReady designs are incorporated in the base build and plans. FlexReady then coordinates with the owner over 5 years with preferred contractors / DIY options to support expansions. You decide when.
Does affordable have to be cheap?
No, FlexReady homes use new innovations in processes and materials to bring costs down. Each unique front elevation is built off of the same design platform, keeping costs low but providing each homeowner with a unique look and feel.
Affordable homes have a bad reputation. Why is this different?
Affordable homes have a bad reputation because in so many cases they are a dead end. FlexReady homes are INITIALLY affordable but are designed to be INVESTIBLE and grow with you as your needs grow.
What makes a FlexReady neighborhood unique?
FlexReady communities maintain a high-end neighborhood feel as homeowners continue to invest. With rear alleys or side drives with parking in back, FlexReady designs bring back the tree lined streets and avoid the garage-dominated look of today’s subdivisions. For those that live in Utah, just take a drive to the beautiful Avenues, Sugar House or Capitol subdivisions to see that FlexReady homes are taking a page out of the past.
Will a FlexReady neighborhood look like a construction zone with future expansions?
All expansions are done in the back of the home, providing a completed look for all the front elevations. Expansions are easy since the foundation, garage pad and all connections are in place. Expansions can be done seamlessly and finished in a matter of days, not weeks.
Can’t I just buy everything finished and not wait for expansion options?
Yes! FlexReady Homes puts you in control of what you need when you need it. The initial builder can complete the full build, providing unique value with main floor living, rental income options, ample parking, unique elevations and cohesive neighborhoods.

Should I wait to buy a new home until rates come down?
Get into the market NOW and grow with it! With the most conservative long-term trend in housing cost increases in Utah of 5%/year, your future home price is going up more than $20,000 per year. Buy the home you need…when you need it! Refinance or access your HELOC when rates drop to pursue your expansion options.
Should I keep renting to save for a future downpayment?
FlexReady Homes are focused on helping new homeowners qualify for financing for their new home. With lower initial costs, new homeowner incentives, and potential rental income, getting into a new home may now be possible for many stuck in the rental market. Staying “out of the market” and saving for a home is like swimming against a very fast current. A renter would have to pay rent AND save over $2,000 a month just to stay even with market growth.
How does a FlexReady home build my wealth faster?
Owning a home is the best way to build your financial security. Once you “own” your home, you start building equity since a portion of your monthly payment goes to reduce your principal. Basically you are paying yourself every month as the loan balance gets lower and lower. Then your equity grows as your home value increases. You own ALL the increase. Historically, home prices have risen 3-5% per year. That is faster than inflation in many cases. Just ask your parents what they paid for their home.
What financing options do I have for a FlexReady Home?
First time homebuyers have a lot of options to reduce down payment requirements. Lower interest options may also be available. With the initial cost of the FlexReady Home under 80% of the average cost for a new home in the market, you are positioned to take advantage of many programs to assist new home buyers. FlexReady Homes has a preferred lender in each market that can help you with the specific programs that may be available.
If I don’t expand, did I pay for flexibility I didn’t need?
A FlexReady Home provides value at the original purchase and the design-for-expansion can be used at any time in the future. The value does not go away.
What if I can’t afford to expand?
The value of a FlexReady Home does not go away. Your equity grows as you pay your mortgage and as the market value of your home increases. You can wait to refinance until mortgage rates come down. In addition, FlexHomes are designed for easy rentals so you can earn income to offset your mortgage and save for the future.
What guarantee do I have that the expansion will be done right?
Preferred contractors will be listed for homeowners to review – all experienced and trained on FlexReady Home expansions. All expansions will be done according to the original permit and must pass city inspections. A contractor warranty will be required that is equivalent to the original construction.

The base FlexReady home doesn’t have a garage? Why?
To reduce the qualifying costs for a new home, FlexReady designs allow you to defer the build costs for the garage. When you are ready to expand, you can add it without any difficulty. All the design elements are in place – garage pad, footings, electrical lines etc. The number one priority is to help get YOU into a home first so you can start building equity. Then, you can focus on your car.
I hate fighting for parking in neighborhoods. How are FlexReady Homes different?
FlexReady Homes are designed to take away your parking frustrations. It starts with a full-size 2 car garage that is deep enough to fit a full-size truck. With alley designs, surface parking is also available next to the garage or in dedicated locations nearby. In many cases, additional parking spots are available from the HOA.
Does the foundation for the owner suite expansion make the backyard look like a construction zone?
How do you say “patio oasis”? A wide range of designs for backyard patios turn the future expansion area into an oasis. The front elevations, streets and side yards are all fully finished upon initial sale and expansions can be completed with minimal impact and not visible from the front of the house.
I don’t trust restrictive and expensive HOAs
A limited scope HOA – focused on front yard maintenance – will protect your most important investment. You don’t have to worry about your neighbor’s yard!…it will look great

How do I decide when to expand?
You are in the drivers seat. When you are ready, you just call the Flex concierge and we coordinate the expansion options with the preferred builder or you use one of our build consultants to guide your DIY efforts.
How do I know what the expansions will cost?
It’s easy and transparent. As a FlexReady homeowner, you have access to the member site that will be updated with preferred contractor bids and material costs. If you want to have your own contractor, or if you want to pursue your DIY options, you can decide which option is best for you. In each case the design, planset and connections are all set to make your expansion as easy and affordable as possible.
How do you keep the cost of expansions low?
Your expansion can be done for less than the cost of new construction since all your expansion options are part of the base home design. When you purchase your home, you will have a list at closing of all the connections and design ready options in place. Many of the connections will be invisible to you, hidden in the base foundation or wall for easy access in the future. In addition, the foundation for that future two story expansion is a sitting wall for your patio. For the kids, the garage pad is a great basketball court until you build the garage.

How do I rent a portion of my Flex Home?
With FlexReady designs, you can easily become the landlord. Most homes are not designed for renting a room or basement…the renter would have to use the same entrance and share your space. Not an option for most families. FlexReady Homes are designed with private entrances and separate parking spaces, making rentals easy.
